FHA does not charge a full month of interest anymore they do prorate it so I would gte with your attorney. Just a thought

Sebonic Financial in Houston, Texas - Extremely Unprofessional- Avoid

Initial good response, terrible loan officer. Hugely inexperienced loan officer kept asking for stuff. What an ordeal. Cancelled closing three times while we were waiting on day of closing.They have collected 12 months of escrow after being told (numerous times) it was in excess, but did it anyway (we had to close) now they have a big surplus that they wont refund until April 2015! Email to Cardinal (Sebonic) Jeff Goimo and others: It is now December 2014. Just thought I would let you know how dead WRONG you guys were. My account is now showing a $10 K surplus which you will NOT refund until April 2015? So after being told numerous times this would happen now you guys are playing dumb with the following response: " Your regularly scheduled escrow account analysis occurs every February and you would receive your funds in March. We were attempting to complete an interim escrow analysis on your account, but it has rejected since your standard annual analysis is within 90 days. As such, you will receive your refund by late March or early April."

Sebonic Financial in Houston, Texas - Beware don't waist your time or money

This company is a joke. These are the most unprofessional people i have ever delt with in my life. They are all talk and no action. I delt with Thor. He was great untill i found the house I wanted and then passed me on and wouldnt return calls or answer his phone. The left hand never knew what the right hand was doing. After 6 weeks of getting no where i fired them. I got more done and closed on my loan in 2 weeks with quicken loans. Do not use this company you will waist your time and money!

Sebonic Financial strives to maintain the highest level of customer service. I personally reached out to this borrower about his concerns and tried to address them prior to the posting of this complaint.

My investigation revealed that Thor had warned the borrower at the beginning of the process that the loan could not be processed within the limited time frame the borrower required, but the borrower believed the seller would allow an extension and chose to proceed with the loan. As warned, the purchase agreement expired before the loan could be finalized.

Thor also warned the borrower at the beginning of the process that his financial calculations allowed no room for error. The borrower was warned he would not qualify for the program if his debts were higher, or income lower than reported.

The income and debt levels were different than reported, and it became necessary to identify a different loan program. The other loan program had different requirements which further delayed the process.

The seller did allow for a short extension, but ultimately cancelled the purchase agreement while Sebonic worked to process the loan. The purchase contract was signed 10/12/14.

The loan application was withdrawn on 11/12/14 due to the seller cancelling the purchase contract. This represents a 30-day time frame, rather than the 6 weeks reported by the borrower.

It should also be noted that Sebonic Financial did not receive any funds for the services Sebonic provided. For example, the cost of the borrower's credit report and credit repair services were fully absorbed by Sebonic. The borrower did incur 3rd party charges, such as an appraisal fee from an independent appraiser and other costs related to the purchase agreement.

However, Sebonic retains no portion of any 3rd party fees.

In other words, Sebonic derives no benefit from failed applications. We are sorry the borrower was unable to complete his transaction with Sebonic, and wish him the best with his subsequent home purchase.
