That is not how it works with the appraisals...all appraisals are third party, they have no control of what the appraisals come back as. When they come back low then you are going to have to make up the difference in order to keep the loan you are applying for and that is with ANY LENDER.

You can't just say the market value is going up and expect your value to go up...let me guess you are using Zillow to track the value....wrong wrong wrong. The value is going to be determined by what the demand is in the area for the listing price of your home and what other homes are selling.

You can't blame Sebonic for the decisions of a third pary appraiser that is from your own area of the country for crying out loud. Learn how it works before spreading around a load of manure about a company that has done really really well by me on multiple loans and refi's.

Sebonic Financial in Wylie, Texas - Horrible estimates, raise fees at closing

I have refinanced before and have never had such horrible service. the good faith estimate given 3 days before closing was off by $450. Fees were added that were not disclosed. I provided my paper work on day 2, they sat on forms for 3 weeks. Then took forever to get paperwork processed and then tried to charge me the extension fee of $390 when they were hold up. There estimate for months of escrow where doubled at closing. The title insurance estimate increased by $450. Overall their estimates seem very low, then you sign up and then at closing raise everything. I would never recommend this company to anyone.

A lender no matter who has no bearing on title costs or escrows. Regardless of what someone quoted this isn't decided by the lender. Be a more knowledgable consumer before providing a somewhat erroneous review about a company

They offer a good rate and a 30 day lock. You wont get that. They offer a big credit up front, but you will pay it on the back end. The appraisal will cost more than they say. My appraisal needed to be special, which cost more. They quoted me 485 and it went to 600. I still haven't gotten an answer as to why. The appraisal lady brought her mom and dog with her to the appraisal. I should have stopped it there. Your good faith estimate will be a lie. At the end of the 30 days, your charges will go up and they will delay more, raking up more charges. Do your self a favor and find someone local and pay the going rate. Nothing but aggravation with Sebonic.
