They offer a good rate and a 30 day lock. You wont get that. They offer a big credit up front, but you will pay it on the back end. The appraisal will cost more than they say. My appraisal needed to be special, which cost more. They quoted me 485 and it went to 600. I still haven't gotten an answer as to why. As a Realtor selling homes for over 20 years in the Charlotte, NC area, & have worked with numerous lenders, I have NEVER dealt with such a difficult loan originator! This company is a joke. Do NOT use them. They said we were "pre-approved", which means give us your money upfront that is non-refundable and then we will drop you like a hot potato. John Keller, the representative we first talk to from this company guaranteed us we would close in 2 weeks. Didn't happen. I too have fallen victim to the "sure we can close your loan in less than 30 days" lie. When I originally shopped around other lenders were giving me 45 day lock quotes. I decided to go with Sebonic/Cardinal since they were the "cheapest". Well now that i'm stuck with extension fees, the deal doesn't look so good. I was shopping for a refi and requested a call. Charming loan officer said he could get me a loan after looking at my credit report, score high 700s. Sent all docs within a few hours of request. They lose them or claim they didn't get there. No contact for weeks, then want something else. Five days to end of lock they want termite inspection, which I had never been asked to get! $300! WARNING - do not refi or start your mortgage with this company! Buying a property is serious and cannot be trusted to companies with subpar customer service or those who have no regard for your financial well being. Misled. Bombarded with multiple requests for same documentation over and over again. Late fees to construction loan lender charged to me because they paid off loan after due date. Don't trust them. They are really smooth sales people on the front end and then the frustration begins after they have you far enough along it is difficult to drop them. Saw attractive rates online and thought I'd give them a try. They gave me 4 or 5 different options and discussed things on the phone with me, the initial guy seemed to know exactly what he was talking about and was very nice. It all went downhill from there. Initial good response, terrible loan officer. Hugely inexperienced loan officer kept asking for stuff. What an ordeal. Cancelled closing three times while we were waiting on day of closing.They have collected 12 months of escrow after being told (numerous times) it was in excess, but did it anyway (we had to close) now they have a big surplus that they wont refund until April 2015!
